Grind and Seal: Your Concrete, Cleaned Up and Locked In

Not every floor needs a coating. Grind and seal takes the concrete you already have, diamond-grinds it flat and clean, then seals it with a clear or tinted finish. You keep the natural concrete look, lose the dust and stains, and get a floor that mops. It's the practical choice for basements, studios, retail spaces and light warehouses where the slab is in decent shape.

  • Natural concrete look, clear or tinted
  • Dust-proofed and sealed against stains

How Grind and Seal Works

We grind the slab with diamond tooling to remove paint, adhesive, laitance and surface stains, and to expose a little of the aggregate if you want that look. Cracks and chips are filled. Then a sealer goes on: clear to keep the raw concrete colour, or tinted to even out a patchy slab or add a tone. Two coats, and the floor is dust-free, stain resistant and easy to clean.

The finish is thinner than an epoxy system, so it shows more of the concrete's character: colour variation, aggregate, old repairs. For some spaces that's the whole appeal.

  • Diamond grinding to expose clean concrete
  • Crack and chip fill
  • Clear or tinted sealer, two coats
  • Satin or gloss finish
  • Grit additive available for ramps and entries

Clear or Tinted?

Clear sealer keeps whatever your slab looks like once it's ground: grey, sometimes with swirls of aggregate and the marks of its own history. Tinted sealer adds a translucent colour, which evens out a slab with patches and old repairs and lets you warm it up or cool it down. Either can be satin or gloss.

Grind and Seal or a Coating?

Grind and seal makes sense when the concrete is sound, you like the industrial look, and the floor sees foot traffic and light rolling loads rather than vehicles and forklifts. It's also worth considering for basements where moisture makes a full coating a risk, since a thin sealer is more forgiving than a full epoxy film.

Go with a coating when the slab is badly damaged or patchy, when you need a specific colour or hidden repairs, or when the floor takes vehicle traffic, chemicals or wash-downs. Not sure? We'll look at the slab and tell you which one fits.

Where Grind and Seal Works Best

Basements and rec rooms that want a modern, minimal floor. Studios, workshops and hobby spaces. Retail stores, cafes and offices going for the exposed-concrete look. Light warehouses, storage and receiving areas that mainly need dust control. Covered patios and walkways with a UV-stable sealer.

What Customers Say About Working With Mike

Five-star review
This company I had a wonderful experience with. They came to our home and explained how the process works, arrived when they said they would, performed the job well and left with a wonderful new basement floor, all cleaned up as professionals should do. Very pleased with the end result. Now for me to install the new trim come this fall. Highly recommend this company.

Had the pleasure of having work done by Mike and his crew. They did a fantastic job and Mike was extremely professional and helpful. Once they finished, Mike sent videos and pictures of the entire house and also completed a second clear coating layer as he wasn't 100% happy with the first coat, even though it was not included in the price. Don't bother looking for another epoxy company as you won't find better than Mike.

Spoke with Mike regarding our garage floor and the need to have it completed prior to company arrival. He said one way or another it would be completed and offered a tentative date. The week before, he called to advise they had a reschedule and offered to do ours a week early. Bonus! He arrived the next morning and dug right in. The following morning the final top coat was applied and the job completed. So very pleased with not only the response but the final result. Can't imagine a better job, so thank you one and all!
